Cancellation Policy
A full refund will be given up to 24 hours after a confirmed booking.
50% refund will be given up to 60 days before arrival
25% refund after 60 days and up to 30 days before arrival.
After 30 days before arrival date No refund will be given.
Check In from 4pm on day of arrival
Check Out up to 11am on day of departure.
Late Checkout.
Should you require a late checkout, due to a late flight, there will be an added charge of £30 up to 20:00 after that time a payment for one extra night would be required.

Terms and Conditions of Booking
The Vacationer agrees to immediately notify ETR Holidays of any maintenance problem in order for the situation to be remedied as soon as possible.
The owner or ETR Holidays is not responsible for any inconveniences that may occur for which he/they have no control. This includes, but is not limited to : power outages, adverse weather conditions, construction, mechanical failure, such as pools, hot tubs, television etc.
No refunds will be given beyond the owners or ETR Holidays control.
The lead vacationer making the booking must be over 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details. Only the lead guest and named booking party are allowed to use the property and it’s facilities.
Guests are respectfully asked to be mindful of the peace and privacy of neighbours . Any guests found to be causing a disturbance or nuisance to others, the booking will be cancelled.
No Smoking is permitted inside of any of our properties.
No pets allowed except for service dogs.
No Stag or Hen parties accepted.
Personal Liability
The owner or ETR Holidays will not be liable for any injuries that may occur to vacationers or their guests, as a result of the acts of the said vacationers or their guests.
The owner or ETR Holidays is not responsible for any theft or damage to vacationers belongings during their stay at the vacation rental.
Damages Policy
A refundable damages deposit of £150 for a Villa, or £100 for an apartment will be required upon booking. Once the property has been vacated, and checked for any damages the deposit will be returned within one week of departure providing no damages have been found. Damages will include breakages, spillages, and stains. Damages to fixtures and fittings will need to be reported to ETR Holidays as soon as possible. Lost keys/ fobs will be charged for.
Personal Details
It is a Government requirement that a register of all guests who stay in our Villas and Apartments , are kept by ETR Holidays. This will include Full Names, Nationalities, Passport Numbers, Place of Issue, Details of next destination and as to whether a person is Non British, Irish, or a Commonwealth Guest. This is in accordance with The Immigration Hotel Records 1972 act. these records will be kept for 12 months, in accordance with the Data Protection Act 1998 and the GDPR ( General Data Protection Regulation)
Details of Payment
A booking will only be confirmed upon receipt of a 25% deposit plus the required damages deposit.
Final balance payments must be made and funds cleared up to 45 days prior to arrival.
